Greetings from Apple REIT Ten, Inc. I am pleased to report that key measures of hotel performance continued to strengthen during the first three months of 2015 and the outlook for the remainder of the year is positive. Hotel industry analysts and the Company anticipate demand for lodging and nightly rates will continue to improve and have forecast a mid to upper-single digit percentage increase in revenue per available room (RevPAR) for 2015 as compared to 2014 for comparable hotels.
I am pleased to report that the Apple REIT Ten portfolio of hotels achieved an eleven percent increase in RevPAR during the first quarter of 2015 as compared to the same period last year. For the three-month period ended March 31, 2015, our hotels reported an average occupancy rate of 72.4 percent, an average daily rate (ADR) of $128.60 and RevPAR of $93.16 for the period owned by

the Company. For the same three-month period of 2014, our hotels achieved an average occupancy rate of approximately 70.2 percent, ADR of $119.52 and RevPAR of $83.94 for the period owned by the Company. Our team will continue to aggressively pursue additional opportunities for revenue growth with an optimum balance of ADR and occupancy to maximize operating income throughout the year.

In February of this year, Apple REIT Ten acquired two hotels in Tustin, CA, the Fairfield Inn and Suites® by Marriott® and the Residence Inn® by Marriott®. The Company currently has outstanding contracts for the potential purchase of three additional hotels, including: a 130-room Residence Inn® by Marriott® in San Juan Capistrano, CA; a 153-room Homewood Suites by Hilton® in Cape Canaveral, FL (currently under construction); and a 158-room Hampton Inn & Suites® in Rosemont, IL (currently under construction). The Company anticipates it will close on these potential acquisitions by the end of this year. As of March 31, 2015, the Apple REIT Ten portfolio consisted of 53 Marriott®- and Hilton®-branded hotels, with 6,762 guestrooms, diversified across markets in 17 states.
Modified funds from operations (MFFO) for Apple REIT Ten for the first quarter of this year totaled $19.3 million, or approximately $0.21 per share. MFFO for the same period of 2014 totaled $17.4 million, or approximately $0.22 per share. During the first quarter of 2015, the Company paid distributions of approximately $0.21 per share. The current annualized distribution rate is $0.825 per share. The Board of Directors, in consultation with management, will continue to regularly monitor the Company’s distribution rate relative to the performance of its hotels, capital improvement needs, varying economic cycles, acquisitions and dispositions. At its discretion, the Board of Directors may make adjustments as determined to be prudent in relation to other cash requirements of the Company. Due primarily to the impact of depreciation as well as the timing of acquisitions, a portion of your 2015 distribution will be treated as a return of capital for tax purposes.

(A) Funds from operations (FFO) is defined as net income (computed in accordance with generally accepted accounting principles - GAAP) excluding gains and losses from sales of depreciable property, plus depreciation and amortization. Modified Funds from Operations (MFFO) excludes costs associated with the acquisition of real estate. The Company considers FFO and MFFO in evaluating property acquisitions and its operating performance and believes that FFO and MFFO should be considered along with, but not as an alternative to, net income and cash flows as a measure of the Company’s activities in accordance with GAAP. FFO and MFFO are not necessarily indicative of cash available to fund cash needs.
