Item 7.01.    Regulation FD Disclosure

On July 8, 2020, Griffin Capital Essential Asset REIT, Inc. (the “Registrant”) issued a press release regarding the Registrant's sale of a 273,241-square-foot office property located at 1800 Tapo Canyon, Simi Valley, California and the collection of 99 percent of all contractual portfolio rent due during the period most impacted by the COVID-19 pandemic. A copy of the press release is attached as Exhibit 99.1 to this Current Report on Form 8-K and is incorporated herein solely for purposes of this Item 7.01 disclosure.
