Item 8.01 Other Events.

On February 7, 2018, the Company issued a news release announcing that the Board of Trustees had approved an increase in the quarterly dividend to $0.505 per share payable on March 30, 2018 to shareholders of record at the close of business on March 6, 2018.  A copy of the news release is attached as Exhibit 99.1 to this Form 8-K and is incorporated herein by reference.
