ITEM 8.01 OTHER EVENTS
Disposition of Hartman II Building
On April 7, 2010, KBS Real Estate Investment Trust II, Inc. (the “Company”), through an indirect wholly owned subsidiary, acquired an industrial building containing 261,799 rentable square feet located on approximately 23.3 acres of land in Austell, Georgia (“Hartman II”). The seller is not affiliated with the Company or its advisor, KBS Capital Advisors LLC (the “Advisor”). The contractual purchase price of Hartman II was approximately $10.8 million plus closing costs. On June 28, 2012, the Company sold Hartman II for $12.7 million, resulting in a gain of approximately $2.5 million, calculated in accordance with U.S. generally accepted accounting principles which includes reductions to the net book value of the property due to historical depreciation and amortization expense.  The purchaser is not affiliated with the Company or the Advisor.
