Item 7.01 Regulation FD Disclosure.
On December 15, 2010, Pebblebrook Hotel Trust (the "Company") issued a press release announcing it will pay a dividend of $0.12 per common share of beneficial interest for the quarter ending December 31, 2010. A copy of that press release is furnished as Exhibit 99.1 to this report and is incorpoarted by reference herein.

Item 8.01 Other Events.
The Company will pay a dividend of $0.12 per common share of beneficial interest for the quarter ending December 31, 2010. The dividend will be paid on Janaury 14, 2011 to common shareholders of record on December 31, 2010.
